It is an access-controlled community located at 104350 Overseas Hwy, Key Largo, FL 33037, also commonly referred to as "Mile Marker 104", consisting of 85 residential units and a 64-slip marina. Located on Blackwater Sound with access to the Ocean side and Florida Bay.

The Overseas Highway snakes through them over a series of bridges for about 100 miles to Key West at Mile Marker 0, the southernmost city in the United States.
